Big life changes can often signal it's time to move. But otherwise how do you know when it's time to go?

1.  You Can't Find Space to Put Your Birthday Presents Away After the Party.

Every closet, cabinet and cubby is filled to the max. You have purged possessions three times using Kondo's "The Life-Changing Magic of Tidying Up." You are down to the bare minimum for each person in your house. Maybe your family is growing or you've started working from home and need an office, adopted three dogs deserted by their owner or taken up yoga.

Whatever it is, you need more room.

You might be able to add on to your home or convert an attic, basement or garage.  It would have to be legally possible and financially feasible as well as make sense as an investment.  If it si not a viable option to expand it's definitely time to move.

2.  You are so over the neighborhood.

Maybe the homeowner's association is too strict.  Or the drug dealers at the end of the street scare you.  The commute you once thought manageable has become a nightmare.  Your neighbor's kids have started a garage band. For whatever reason you need a change in geography.  It's definitely time to move.

3.  You are drowning in open space.

Finally, the kids have fledged!  (They are 33 and 37.) There are two empty bedrooms.  The cost of utilities continue to stack up. No one's at  home to help with the housework or the yardwork.  It's too darn quiet.  It's definitely time to move.

4.  You can afford to sell.

Before you sell your home, you'll need to have enough money set aside to prepare your home for sale.  Flooring, paint, minor landscaping and repairs help sell your home for its best price, but the cost comes out of your pocket first.

5.  You have someplace to go.

Here in San Benito and Santa Clara Counties, it's a seller's market.  Good while you sell your home, not so wonderful when you buy.  You will need to be prepared to compete in the buyer market.  This is not the time to DIY on the Internet.  You need to have a real estate professional working with you on this from the start to ensure you are ready to act when your dream home hits the market.

If you are moving out of the area, have your agent refer you to an exceptional real estate professional in your new location.  He or she is in a better position to assess the competancy of an out-of-area real estate agent.
